Student Rental Property Insurance in Ontario

Truly Insurance is a Kitchener–Waterloo insurance brokerage that insures student-rental properties near the University of Waterloo, Wilfrid Laurier, Conestoga College, and campuses across Ontario. We shop 17+ Canadian insurers for the building, loss of rental income, and landlord liability, and we rate the tenant type — student, shared, or by-the-bed — honestly with the insurer so a claim isn't denied for misrepresentation. We serve student-rental owners across Kitchener, Waterloo, Cambridge, and the wider Southwestern Ontario trade area.

The student-rental file, rated honestly so the claim pays.

Student Rental Property Insurance — at a glance

A student-rental property carries higher risk than a single-family tenant, more occupants, by-the-bed leasing, and higher wear and damage, and a standard home or landlord policy can deny a claim if the student use wasn't disclosed. We arrange student-rental coverage that names the tenant type honestly with the insurer, covers the building and your rental income, and sets the vacancy and inspection terms remote ownership demands.

What Student Rental Property Insurance protects.

Standard Ontario student rental property insurance policies include most of the coverages below by default. We add the endorsements and limits specific to your property, vehicle, or operation, and re-shop the policy at every renewal so your premium tracks the market, not the insurer's loyalty habit.

Building

Replacement cost of the rental structure, rated for student-occupancy wear.

Loss of rental income

Up to 12 months of rent while the unit is repaired after a covered loss.

Landlord liability

Protection for tenant and guest injuries and property damage.

Vandalism by tenant

Intentional tenant damage, where endorsed — a real risk in student housing.

Contents (landlord-owned)

Appliances and furnishings you provide, including beds and desks in by-the-bed units.

Vacancy & inspection terms

Periodic-inspection and check-in wording that fits remote or absentee ownership.

Legal liability

Defence costs if a tenant or guest sues you.

Locally based in Kitchener

Student Rental Property Insurance, arranged by a local Kitchener-Waterloo broker.

Kitchener-Waterloo's two universities and a college make student-rental a distinct and large file here, and we know the difference between a house rented to one family and a by-the-bed student house near the University of Waterloo. We rate the tenant type honestly with the insurer — student, shared, or individual leases — so a claim after a winter freeze-up or a party-trashed unit isn't denied for an undisclosed use. We include loss of rental income, structure the vacancy and inspection terms absentee owners rely on, and help you scale from a first student door to a portfolio program as you grow.

Student Rental Property Insurance FAQ

Student Rental Property Insurance questions, answered.

Does landlord insurance cover a student-rental property?+

Only if the student use is disclosed and the policy is rated for it. A standard landlord or home policy can deny a claim if the higher-occupancy, by-the-bed student use wasn't declared. We rate the tenant type honestly so the claim responds.

What's different about a by-the-bed student rental?+

By-the-bed leasing means each bedroom is rented to a separate tenant, which raises occupancy, wear, and damage risk and most insurers rate it differently than a single-lease house. We declare the leasing structure honestly and place it with the carriers that write by-the-bed student houses.

Does the policy cover tenant vandalism?+

Intentional damage by a tenant is excluded unless a vandalism-by-tenant endorsement is added. In student housing this is a real risk, so we add the endorsement where the insurer offers it and check the deductible and limit so a trashed unit is covered, not a surprise.

Is loss of rental income included for student houses?+

It can be. We add loss of rental income up to 12 months so a fire or major repair that empties the house between terms doesn't wipe out your rent roll while it's rebuilt.

I live out of province — can I still insure a Waterloo student house?+

Yes. Many of our student-rental owners are absentee. We structure periodic-inspection and check-in terms with your local property manager so the policy doesn't lapse on a vacancy or distance technicality a standard landlord policy would deny.

How are student rentals rated differently from family rentals?+

Higher occupancy, more occupants per square foot, younger tenants, and higher property-damage frequency push insurers to rate student houses above a single-family rental. We shop that rating across 17+ insurers so the premium reflects the real risk, not a loaded assumption.

Do I need a separate policy for each student house?+

Each property is typically scheduled on its own policy, though multi-door investors can move to a portfolio program as they scale. We'll set up the structure that fits today and graduate you to portfolio coverage when it saves money.

Does the policy cover bedbug or pest damage?+

Pest infestation is generally excluded as a maintenance issue, not a sudden insured peril. We explain what's covered and what isn't, and recommend the tenant-screening and inspection cadence that prevents the most common student-house losses.
